Settling of the ground abutting the foundation of a house shifts the gravel under the drive, which causes the asphalt to sink in that area. As a vehicle follows the same path in and out of a garage, it can create deeper ruts in front of the weather lip.

This asphalt damage is a result of foundation problems; therefore, paving options such as Hot Patching or Replacement are the only solutions for this issue.

Ground movement and water under the driveway shifts the foundation causing soft spots and depressions in the base material of the drive. The asphalt settles into these areas forming low spots on the driveway.

Loose or broken chunks of asphalt become separated from the driveway leaving a hole behind. Potholes tend to reach the foundation of the driveway, allowing the base material to be exposed to the elements which expedites the deterioration process.

An affordable remedy for this type of asphalt damage is a Cold Patch; however, this solution will not last the life of your driveway. A Hot Patch or Replacement of the driveway offers a more permanent fix.

Cleaning products used to wash cars, fertilizer, and fluids leaking from vehicles are the most common causes of these stains. Even if these materials are washed off a driveway, they can create a permanent discoloration of the sealer.

Our 2 Coat Service is a great option if you have minor stains on the driveway. Stains that cover the vast majority of the drive or are deeply saturated in the asphalt should receive our Premium Primer Service. Sealcoating will protect the asphalt; however, depending on the saturation of the stain, the stain may return.

Vehicles leaking fluid on a driveway is the most common cause of these stains. The chemicals in materials used to clean cars can also cause discoloration on a driveway.

Our 2 Coat Service is a good solution for mild oil stains on a driveway. More severe stains are excellent candidates for our Premium Primer Service. We will use a course, absorbent material, such as sand, to soak up wet oil found on the driveway prior to sealcoating; however, depending on the saturation of the stain, the stain may return. Sealcoating will not smooth out the rough texture of the asphalt caused by erosion found under oil stains. To permanently remove a large oil stain with erosion, we suggest a Hot Patch for that area.

Small particles of iron ore are mixed in with the stone that is used to make your asphalt driveway. Water leaches up through the bottom of your driveway, causing the metal particles to oxidize. The resulting rust particles rise to the surface of the driveway leaving stains and streaks on the asphalt.

Sealcoating is an affordable but temporary fix as the stains will become visible over time. Our Premium Primer Service is highly recommended for driveways with severe rust stains. Replacing the driveway is not a necessary option as rust stains will not hurt the structural integrity of the driveway.

UV rays, water, oil and various other chemical stains can deteriorate the binder that "glues" the stones in your driveway together. When this binder deteriorates, some of the stones become detached from the drive resulting in very rough areas that may lay lower than the surrounding asphalt.

Sealcoating is the most affordable remedy to build up material on the exposed asphalt to help preserve the remaining binder. Driveways with excessive surface erosion are excellent candidates for our Standard 2 Coat Service or Premium Crack Service. For a more permanent solution, you should consider a Hot Patch or Replacement of the driveway.

Ground water seeping up from under the driveway causes moisture to become trapped between layers of sealer, causing the bonds between the layers to break down. Once the bonds have been broken, the sealer is no longer able to adhere to the asphalt in those areas, leading to peeling of the sealer layers.

Once peeling has started, Standard Sealcoating Services will not be able to remedy this problem. Driveways experiencing peeling can still be sealed with our 2 Coat Service; however, peeling may continue to occur. For a more permanent solution, you should consider a full Replacement of the driveway.

Exposure to the elements allows the binder that "glues" the stones of the driveway together to dissolve. When the binder dissolves, the aggregate will become detached from the driveway leaving deep grooves of exposed asphalt.

An inexpensive remedy for this type of asphalt damage is our Premium 50/50 Service; however, this solution will not leave your driveway with a smooth surface. For small areas with chipping, a Hot Patch will be a good option. A full replacement of the driveway will provide a more permanent fix.

Surface tension at the top 1/16" layer of pavement creates small surface cracks. Surface cracks do not pose a threat to the life expectancy of the drive.

If your drive has surface cracks but is in otherwise good condition, our Standard Sealcoating Services will be sufficient to maintain your drive. Driveways that have been sealed within the past few years and have very minor defects will benefit from our 1 Coat Service. If your driveway has any cracks, stains, or have never been sealed, we highly recommend ordering the 2 Coat Service.

Temperature changes and ground movement cause stress on the asphalt resulting in cracks on your driveway. Cracks in an underlying layer of asphalt can also reflect on the surface of your driveway. These linear cracks tend to be very deep.

Asphalt cracking is an issue that cannot be prevented; however, the development and progressive deterioration of these cracks can be delayed by annual crack sealing and sealcoating. Our Premium Crack Service is excellent to seal large cracks. For very deep and long cracks, Hot Crack Sealant may be a better option then regular cold crack sealing.

Spongy area due to water and mud under the pavement allow the asphalt to crush into the soft spot.

Fractures tend to be loose chunks of pavement and therefore sealcoating options are going to be inexpensive but short lived. Driveways with a significant amount of fractures would benefit from our affordable Premium Crack Service over a 2 Coat Service. For a more permanent solutions to the damaged areas, please consider a Hot Patch or Replacement of the driveway.
