Heavily Cracked and Fractured Asphalt Symptoms And Solutions

Premium Crack Service

Best For:
Driveways with many large cracks and fractures.
Description:
This three step process allows our technicians to put more crack sealant in large cracks by applying the materials multiple times throughout the service day. After each application of crack sealant, the material is given time to dry and shrink before applying the next round of material.
Process:
1.  Thoroughly prepare the driveway’s surface including edging and blowing. Clean and prime minor wet oil stains as needed. Apply 1st coat of mastic crack sealer to cracks 1/4" wide and 1/2" deep or larger and allow to dry.
2.  Apply 2nd coat of mastic crack sealer and 1st coat of driveway sealer. Allow to dry.
3.  Apply 3rd coat of mastic crack sealer (if needed) and 2nd coat of driveway sealer.
Expectations:
This process is an affordable approach to thorough crack sealing; however, due to the shrinkage of the crack sealer as it cures, the cracks will not disappear and they will open back up over time. For a more permanent solution to severe cracking you may consider replacing your driveway.

Driveway with Severe Rust Stains

Premium Primer Service

Best For:
Driveways with severe rust, oil or chemical stains on a significant amount of the driveway.
Description:
This two step process utilizes our Primer Sealer, which has a higher latex content than regular sealer to help prevent rust and chemical stains from bleeding through. This special coating dries a rich, black color to dramatically improve the look of your stained driveway.
Process:
1.  Thoroughly prepare the driveway’s surface including edging and blowing. Clean and prepare wet oil stains as needed. Apply 1st coat of mastic crack sealer to cracks ¼” wide and ½” deep or larger. Apply 1 coat of Primer Sealer.
2.  Apply 2nd coat of mastic crack sealer (as needed). Apply 1 coat of driveway sealer.
Expectations:
Our Premium Primer Service covers the vast majority of stains on the driveway; however, some stains may bleed back through the sealer over time based on the severity and saturation of the stain.

Asphalt with Severe Chipping

Premium 50/50 Service

Best For:
Driveways with severe chipping or spalling.
Description:
We use a premium blended sealer composed of 50% asphalt sealer and 50% mastic crack sealer to create a more viscous material with a higher solid content then regular driveway sealer. The 50/50 blend is an excellent option to ensure all crevices and voids are properly sealed.
Process:
1.  Thoroughly prepare the driveway’s surface including edging and blowing. Clean and prime minor wet oil stains as needed. Apply 1st coat of mastic crack sealer to cracks ¼” wide and ½” deep or larger. Apply 1 coat of 50/50 Sealer.
2.  Apply 2nd coat of mastic crack sealer (as needed). Apply 1 coat of driveway sealer.
Expectations:
This process works best for drives that have deep chipping throughout the surface and will dramatically improve the aesthetic of the driveway. This will not leave your driveway completely smooth; therefore, for a long term solution, you may want to consider a replacement driveway.

Premium 3 Coat Service

Best For:
Driveways with a significant amount of exposed aggregate or surface erosion.
Description:
By applying multiple layers of driveway sealer, we can build up the deteriorated asphalt binder that has been lost to time and the elements. If your driveway's surface looks like the adjacent photo, the 3 Coat Service will be the best solution for you.
Process:
1. Thoroughly prepare the driveway’s surface including edging and blowing. Clean and prime minor wet oil stains as needed. Apply 1st coat of mastic crack sealer to cracks ¼” wide and ½” deep or larger. Apply 1 coat of driveway sealer.
2. Apply 2nd coat of mastic crack sealer (as needed). Apply 2nd coat of driveway sealer.
3. Apply 3rd coat of driveway sealer.
Expectations:
This is a cost effective way to dramatically improve the health and aesthetic of a driveway that has not been sealed in many years. This will not leave your driveway completely smooth; therefore, for a long term solution, you may want to consider a replacement driveway.

Standard 2 Coat Service

Best For:
Driveways in fair to good condition that have never been sealed, or have cracking, fractures, stains or surface erosion.
Description:
This service is optimal for driveways that have minimal surface defects, such as cracks, fractures and surface erosion. New asphalt driveways should receive two coats the first time it is sealed to ensure proper protection of the asphalt.
Process:
1. Thoroughly prepare the driveway’s surface including edging and blowing. Clean and prime minor wet oil stains as needed. Apply 1 coat of mastic crack sealer to cracks ¼” wide and ½” deep or larger. Apply 1 coat of driveway sealer.
2. Apply 2nd coat of driveway sealer.
Expectations:
Our 2 Coat Service is a very affordable option to help protect your driveway from exposure to the elements while aiding in the beautification of your property. Driveways with more severe cracking, stains or other defects may benefit from one of our Premium Sealcoating Services or replacement of the drive.

Standard 1 Coat Service

Best For:
Driveways that are in good condition with none to minimal surface defects.
Description:
This option is best for driveways in very good condition that do not have significant defects such as cracking, fractures, oil stains and others. This service will leave your good condition driveway with a beautiful black coating as well as providing regular maintenance to your driveway.
Process:
1. Thoroughly prepare the driveway’s surface including edging and blowing. Clean and prime minor wet oil stains as needed. Apply 1 coat of mastic crack sealer to cracks ¼” wide and ½” deep or larger. Apply 1 coat of driveway sealer.
Expectations:
This inexpensive option is only for general maintenance on driveways in good condition. Driveways that have more serious defects including heavy cracking will minimally require a 2 Coat Service. The 1 Coat Service is not warranted for more serious defects such as cracking and severe staining.

Pothole Filled with Cold Patch
Symptoms And Solutions

Cold Patch

Best For:
Holes between 1"-2" deep that are 5 square feet or less in diameter.
Description:
Cold patch is air cured cold asphalt that is good for small patches. This is an inexpensive method used to fill small shallow holes in asphalt driveways. Potholes must have support on all sides for the cold patch to be effective. This is not a good solution for driveways missing asphalt on the corners or along the edge of the driveway..
Process:
1. Remove loose pieces of asphalt and debris from pothole.
2. Fill the hole with cold patch.
3. Use a hand tamp to compact the cold patch.
Expectations:
Cold patch will have a rough, porous texture that won't blend perfectly with the surrounding asphalt in the driveway. This is an intermediate solution that is not designed to last the life of the driveway. For larger or more severe dips and holes, you should consider a hot patch or complete replacement of the drive.

Driveway Patch with Hot Asphalt
Symptoms And Solutions

Hot Patch

Best For:
Driveways with larger holes, dips or fractured areas.
Description:
This is a durable, long term solution for severely damaged areas of a driveway. Drives that are rutted, have extreme dipping or have heavily fractured sections are excellent candidates for this service.
Process:
1. Saw cut around damaged area and remove old asphalt.
2. Fill the hole with hot asphalt.
3. Fill with hot asphalt and compact.
Expectations:
The patch will not match the same color or texture of the surrounding asphalt. A noticeable seam will be present between the fresh asphalt and the existing driveway. If the majority of your asphalt is severely damaged, you may want to consider an overlay or full replacement of your driveway.

Hot Crack Sealant
Symptoms And Solutions

Hot Crack Sealant

Best For:
Large driveways with very wide and deep linear cracks.
Description:
This material is solid rubber that is heated until it reaches a liquid form. Once liquefied, it is applied to large linear cracks on your asphalt driveway. As the material cools, it solidifies forming an impenetrable barrier on the crack.
Process:
1. Thoroughly clean dirt and debris from large cracks.
2. Apply hot crack sealant to cracks using a bander.
Expectations:
Hot crack sealant will be a different texture than the surrounding asphalt. Noticeable "stripes" will be present where the hot crack sealant has been applied, even after sealcoating. Cracks may still have a small depression; however, the sealant will thoroughly protect your asphalt. For a more permanent solution for large cracks, you should consider a replacement of your driveway.

Weeds on Driveway After Herbicide Treatment
Symptoms And Solutions

Herbicide Treatment

Best For:
Driveways with weeds, grass or other vegetation growing through the asphalt.
Description:
A commercial strength herbicide will be applied to all living vegetation on the driveway.
Process:
1. Thoroughly apply the herbicide using a sprayer.
2. Service will be performed at least one week prior to sealcoating services to allow the root systems time to expire.
Expectations:
The vegetation will still be present on the driveway; however, the plant life should appear brown and the root systems will be dead. Expired vegetation will be removed from the asphalt prior to any Sealcoating Services being performed.
